I am a trial attorney who specializes in real estate lawsuits in Los Angeles.
For 26 years I have helped property owners, real estate investors and developers, and others resolve their real estate disputes.
I have extensive trial experience as well as arbitrations and mediations.
I am the founder of Wagenseller Law Firm in downtown Los Angeles. The experienced real estate attorneys in the firm handle all types of property disputes, including partnership fights (including LLC members), breach of contract (including breach of lease), real property partition, quiet title, specific performance, lis pendens, neighbor issues (boundaries, easements, trees), breach of fiduciary duty, real estate and business fraud, commercial landlord/tenant disputes and other lawsuits. I have been named a Super Lawyer in 2011, 2016, 2017, 2018, 2019 and 2020.

I served for over ten years as a judge pro tem with the Los Angeles Superior Court and have been active in a number of civic and legal organizations including the American Business Trial Lawyers Association, the Los Angeles County Bar Association, Urban Land Institute Los Angeles (ULI), The Rotary Club of Los Angeles (LA5). I have served on the Board of Directors of, among others, LA5 Rotary, the YMCA of downtown Los Angeles, and the Boys and Girls Club of Hollywood.
I graduated from Duke University and the University of Southern California Gould School of Law.
After graduating from USC I clerked for two judges in the Los Angeles Superior Court.
I have spoken frequently at seminars and continuing education programs for real estate professionals and attorneys. I have authored articles published in the Los Angeles Times, The California Real Estate Journal, the Los Angeles County Bar’s Real Property Section Review, Commercial Investment Real Estate Magazine, 50+ Builder magazine, Los Angeles Lawyer, the Stewart Title of California Commercial Update and other real estate, business and legal publications.

After graduating from Duke University with a double major in Comparative Area Studies (International Relations) and French, Mr. Wagenseller graduated from the University of Southern California Gould School of Law.
He clerked for the Honorable Richard C. Neal and the Honorable Melvin B. Grover in the Los Angeles Superior Court in downtown Los Angeles. As an attorney he successfully completed the National Institute for Trial Advocacy Mock Trial Program. He is admitted to practice law by the California State Bar, the United States District Court for the Central District of California and the United States Ninth Circuit Courts of Appeal.
Mr. Wagenseller serves as a judge pro tem with the Los Angeles Superior Court. He has also been involved with the American Business Trial Lawyers Association, the California State Bar Real Property Section, the Los Angeles County Bar Association, Urban Land Institute (Los Angeles chapter), the Rotary Club of Los Angeles (LA5) (Board of Directors), Ketchum Downtown YMCA (Board of Directors) and other civic and legal organizations.

Attorney Wagenseller specialized in real estate and business litigation and law in Los Angeles and Southern California during this time. He was involved in several business litigation trials and represented real estate developers, property owners and banks.
1999 – 2000
Attorney Wagenseller handled real estate and business litigation in Los Angeles and Southern California during this time. Mr. Wagenseller handled lawsuits relating to the 1994 Northridge Earthquake, real estate and insurance broker malpractice and other business lawsuits.
1995 – 1999
Attorney Wagenseller handled business, real estate, breach of contract, professional liability (including real estate brokers and lawyers) and insurance coverage lawsuits while at this law firm. Mr. Wagenseller handled trials on behalf of clients.
1993 – 1994
Attorney Wagenseller first worked as a Law Clerk to the Hon. Richard Neal and the Hon. Melvin Grover, Los Angeles Superior Court (Central District). A Los Angeles Superior Court Research Attorney analyzes all of the pleadings and briefs submitted to the court and recommends a ruling to the judge. This is a one year position that exposes a new attorney to every type of litigation and trial work, including sophisticated business litigation.
1990 – 1993
Classes in real estate transactions, corporate law and pre-trial and trial advocacy. Mr. Wagenseller worked during his third year for the Law Offices of James Acret. Mr. Acret is a well-known construction lawyer.
Activities and Societies: Extern to the Hon. Charles Lee, Los Angeles Superior Court. The extern assists the judge and his law clerk in analyzing the motions brought by law firms on behalf of their clients.
