Clients were buying a multi-million dollar house on the Westside. They waived the inspection contingency but, because they had not yet received the Santa Monica Residential Property Report, added a contingency for approval of that report. Everyone agreed. Report uncovered problems with permitting and there was an issue with square footage. They submitted a Notice of Cancellation but Sellers are claiming that waiver of initial inspection contingency means they can keep the deposit. We are being brought in to get that money back. Show me the money! Another lesson here: Buyers were steered by Seller’s agent to another agent in same office who is not helping them. Get a qualified knowledgeable and totally independent agent.
